Greece Golden Visa
A place in Greece.
A practical European residency alongside it.
Greece remains one of Europe’s clearest property-linked residency routes, with qualifying options from €250,000.
The correct threshold depends on the property, its location and how it qualifies—so the beautiful photograph is only the beginning of the conversation.

Why Greece?
A real property. A flexible European option.
Greece appeals to families who want a tangible property investment and the ability to spend time in Europe without having to relocate immediately.
The permit can be renewed while the qualifying investment is maintained, and eligible family members can be included. It also allows short visits throughout the 29-country Schengen Area.
You can enjoy the view. We still inspect the title, planning position, rental restrictions and numbers with considerably less romance.
The investment
The location and property type decide the number.
The route can begin at €250,000, but that figure applies only to specific qualifying properties.
Certain commercial-to-residential conversions and qualifying listed-building restoration projects may use the €250,000 route. A standard purchase is generally €400,000, rising to €800,000 in areas including much of Athens and Thessaloniki, Mykonos, Santorini and larger islands.
For the standard €400,000 and €800,000 routes, the investment is generally made in a single property and minimum-size rules apply. We establish the qualifying route before you fall in love with the wrong terrace.
A property can be an excellent lifestyle asset, but Golden Visa eligibility and a sensible property purchase are two separate tests. Both need to pass.
Talk through the options →For Americans & Canadians
The overseas opportunity still needs to work with your life back home.
For Americans
Owning Greek property can create US reporting and tax obligations, particularly if it produces rental income or is held through a company.
The purchase structure should therefore be reviewed by a US cross-border tax specialist before contracts and funds start moving.
For Canadians
Greek residency does not automatically change Canadian tax residency. Where you actually live and the ties you retain to Canada remain important.
If the plan includes a genuine move, Canadian departure-tax, property-income and reporting questions should be considered in advance.
I work alongside immigration, legal, tax and investment specialists so the residency decision and the financial decision make sense together.
Your family
Can they come with you?
A spouse or qualifying partner, dependent children and—in many cases—parents of the applicant or spouse may be included, subject to the current rules and each person’s circumstances.
Every family member needs their own documents and government process. I can talk through the whole family at the beginning, rather than discover an important detail after you have chosen the property.
How it works
A clear process.
One point of contact.
- 1
We discuss your plans
Is this primarily a European option, a future home, an investment—or a mixture of all three?
- 2
Your eligibility is checked
The applicant, family, source of funds and intended property route are reviewed.
- 3
You choose a qualifying property
We confirm the threshold, legal position and Golden Visa eligibility before you commit.
- 4
The purchase is completed
Legal checks, contracts, banking, tax registration and the qualifying investment are coordinated.
- 5
The residence application is filed
Biometrics and the family applications are handled before the residence cards are issued.
- 6
I remain with you throughout
From the first conversation through the property, application and future renewals.
The minimum stay
Do I have to move?
No minimum annual stay is generally required to maintain the Golden Visa, provided the qualifying investment remains in place.
You can live in Greece if you choose, but the permit does not automatically give you the right to live or work in every other European country.
Using the property
Can I rent it out?
Long-term use may be possible, but short-term rental restrictions apply to Golden Visa properties under the current framework.
The intended use should be checked before purchase—not after the Airbnb photographs have already been taken.
The longer-term possibility
What about citizenship?
Citizenship may potentially be available after seven years of genuine residence, subject to physical presence, language, integration and other requirements.
A Golden Visa held without actually living in Greece is not, by itself, a seven-year shortcut to a Greek passport.
